BROKER/LENDER CHECK LIST PRIOR TO APPRAISAL
It is strongly recommended, in order to provide a smooth appraisal process, you follow these guidelines.
· Do you have a current picture of subject property for your review prior to appraisal order?
· Have you asked the Home Owner if any repairs are necessary?
· Has the Home Owners made recent improvements to the subject property? (If so, Please make list for appraiser)
· Have you performed initial research (i.e., www.PropertyAppraiser.com, it's free) for value range?
· Have you performed your due-diligence in assessing the property value prior to ordering appraisal?
· Has Home Owner been made aware of the appraisal fee, if applicable?
· Has Home Owner been made aware an appraisal is about to be ordered?
· Has Home Owner supplied all contact information to you for appraiser to make appointment?
· Has Home Owner been made aware that the Lender/Broker who orders the "appraisal" is the owner of the "appraisal" and that the Lender/Broker will provide a copy of the "appraisal" to the Home Owner?
